That electrolyte sits on the metal surface and drives a process called galvanic corrosion — the copper and aluminum, being two different metals in contact with an electrolyte, set up a tiny battery effect that eats away at both.
Visible effects, in order of severity:
- Year 1-2: White, fuzzy oxidation on aluminum fins. Cabinet paint dulls and chalks. No performance impact yet.
- Year 3-5: Fins start to thin and curl. Bare copper tube ends turn dark and pitted. Cabinet screws and metal panels begin to rust. Cooling capacity drops 5 to 15 percent because corroded fins transfer heat poorly.
- Year 5-8: Pinhole leaks develop in the copper coil. Refrigerant escapes. System runs constantly but barely cools. This is the failure point for most uncoated coastal systems.
- Year 8+: Full coil failure, compressor strain from low refrigerant pressure, eventual compressor burnout.

How Close to the Coast Is "Coastal" for HVAC?
Not every "South Florida home" is a coastal home. Salt air impact drops off rapidly past about 3 miles inland, and prevailing wind direction matters enormously. East-facing homes that catch ocean breezes get hammered harder than west-facing ones the same distance from the beach.

If your home is anywhere in the High or Severe zones, the entire rest of this guide applies to you. Moderate zone homes benefit from most of it. Mild and minimal zones can mostly ignore it, with the exception of after-hurricane salt washes that occasionally push salt much further inland.
Signs Your Condenser Is Already Corroding
Walk to your outdoor unit right now and look for these:
- White or grayish fuzz on the aluminum fins. Aluminum oxide. The first stage of corrosion. Easy to remove early, almost impossible later.
- Pitted or darkened copper tubing where it enters or exits the coil. Copper oxidation. Indicates active corrosion of the structural metal.
- Rust streaks on the cabinet below any screw, hinge, or seam. Tells you the protective paint has been breached and bare steel is exposed.
- Bent, missing, or "wavy" fin sections. If you can run a finger across the fin pack and feel irregularities, those are corroded-out gaps that no longer transfer heat.
- Salt residue around the unit (a white, sometimes sticky film on the cabinet, the slab, or nearby landscaping). Means salt is being deposited continuously.
- Higher electric bill year over year with no other change. Corroded coils transfer heat 10 to 30 percent worse, forcing the compressor to run longer.
- Cooling capacity has dropped compared to past summers. Same thermostat setpoint takes longer to reach.
If you see two or more of these on a system that is 5+ years old, schedule an inspection. There is a small window where coil treatments can extend life. Past that window, replacement with a sea-coast spec'd system is usually the right move.
Coated Coils, Aluminum Cabinets, and Sea-Coast Models
This is the single most impactful decision a coastal Broward homeowner makes. When the time comes to replace, you have three tiers of corrosion protection:
Tier 1: Standard Residential (NOT recommended for coastal)
Bare copper coil, uncoated aluminum fins, painted galvanized steel cabinet. What most builders install. Cheapest option, lasts 8 to 10 years coastal.
Tier 2: Factory-Coated Coil (the value play)
Copper coil and fins coated with a polymer (epoxy, phenolic, or polyurethane) that creates a barrier between the metals and the salt-laden air. Cabinet typically still painted steel. Adds $300 to $800 to system cost, extends life 30 to 50 percent on the coast. Available from Carrier (Sea-Coast option), Trane (corrosion-resistant kit), Goodman, Rheem, and most major brands.
Tier 3: Full Sea-Coast / Coastal System (the right answer oceanfront)
Coated coils PLUS aluminum or stainless steel cabinet (instead of painted steel) PLUS marine-grade hardware. Often labeled "Coastal," "Sea-Coast," or "Marine" by manufacturers. The 6-Step Coastal Protection Routine
Already have a system installed? Here is what to do, in order of effort and impact.
1. Monthly Fresh-Water Rinse (DIY, 5 minutes)
Once a month, more often if you can see salt deposits, do this:
- Switch the AC OFF at the thermostat
- Throw the outdoor disconnect (gray box on the wall) to OFF
- Using a garden hose at normal pressure (NEVER a pressure washer), spray the coil from the INSIDE OUT — meaning, water exits through the fins from inside the cabinet to outside. This dislodges salt and debris rather than pushing it deeper.
- Top, sides, all the way around. Takes 3 to 5 minutes total.
- Let the unit air-dry 30 to 60 minutes before restoring power.
This single habit, done consistently, extends coastal AC life by 2 to 4 years. It is the highest-ROI thing you can do without buying anything.
2. Apply Annual Coil Coating (DIY or pro, $30 DIY / $200 pro)
Aerosol coil-protective coatings (Frost King, ReFlecto-Therm, BLISSFUL aerosol coil sealant) create a renewable barrier between the salt air and the bare metal. Apply once a year after a thorough cleaning. Wears off after 9 to 14 months. DIY-able but get the right product — some "coil cleaners" are corrosive aluminum brighteners that strip protection rather than add it.
3. Professional Annual Tune-Up (recommended twice/year for coastal)
Standard tune-ups in inland Florida are bi-annual. Coastal homes benefit from quarterly check-ins with at least two professional services per year. A coastal tune-up should include:
- Chemical coil cleaning (foaming alkaline cleaner, not just water rinse)
- Fin straightening with a fin comb where needed
- Inspection of capacitor, contactor, and electrical connections for salt-induced contact corrosion
- Drain line clearance (coastal humidity = more biofilm)
- Refrigerant pressure check (small leaks from corrosion show up here first)
- Cabinet inspection for rust breakthrough; spot-paint if needed

4. Position and Protect the Cabinet
Where the condenser sits matters. Best to worst:
- Best: West side of the house, sheltered from prevailing easterly winds. Hard to achieve in most Florida home plans but try.
- Good: North or south side with a partial wind block (privacy fence, dense landscaping at least 3 feet away).
- Worst: East side, directly exposed to onshore winds, no wind block. Common on beachfront properties and you may have no other choice.
Some coastal homeowners build a slatted vinyl or aluminum screen 2 to 3 feet from the unit on the windward side. Cuts salt deposition by 30 to 50 percent. Must allow airflow — if you fully enclose the unit it will overheat.
5. Hurricane-Specific Protection
Tropical storms bring concentrated salt-laden rain inland in massive quantities. Within 24 hours of any tropical storm passing, hose the entire outdoor unit down with fresh water (system OFF, breaker OFF) to wash away the salt before it dries. 6. Replace Sooner Rather Than Later
For coastal systems past 8 years showing visible corrosion, the math usually favors replacement over continued repair. A 9-year-old unit with a leaking coil and rusted cabinet is going to fail again within 12 to 24 months.
