Hurricane Season HVAC Prep: A Broward Homeowner's Complete Checklist for 2026

Hurricane season runs June 1 through November 30. Most Broward AC failures we see after a storm could have been prevented in 30 minutes of prep. Here is what to do before, during, and after.

Every year between June and November, we run dozens of post-storm AC calls across Broward County. Some of those systems were going to fail regardless — a flying palm frond hits the condenser cabinet, or 130 mph winds tip the unit over. But the majority were preventable: a surge that fried a capacitor, water in a control board because nobody covered the unit, or a contactor stuck closed because the system was running when a transformer dropped offline.

Most of this is preventable with 30 to 60 minutes of prep at the start of the season, plus a 15-minute checklist when a named storm enters the cone. Here is exactly what to do.

Why Hurricanes Wreck AC Systems

Four mechanisms account for almost every post-storm HVAC repair we see in Broward:

  1. Voltage surges from lightning, downed lines, and power flickering on and off as the grid stabilizes. Surges fry capacitors first, then contactors, then control boards, then in the worst case the compressor itself.
  2. Wind-borne debris striking the condenser. A flying lawn chair, palm frond, roof tile, or branch can bend the aluminum fins flat (destroys heat transfer), puncture the coil (destroys refrigerant containment), or in rare cases tip the entire unit.
  3. Water intrusion into electrical components. Driving rain, storm surge, or flooding water into the outdoor disconnect, indoor air handler, or condensate drain can short circuits and corrode contacts.
  4. Tree falls and direct impact. Less common but catastrophic. Almost always covered by homeowners insurance.

Each phase below addresses one or more of these.

Phase 1: Pre-Season Prep (Before June 1)

Run this checklist in May. The goal is to be ready before any named storm forms in the Atlantic. Most of it pairs naturally with your annual spring AC tune-up.

Pre-Season Checklist

  • Schedule annual maintenance. A tech should verify refrigerant charge, electrical connections, capacitor microfarads, contactor condition, drain line flow, and fin straightness. A weak capacitor or contactor will fail on the first surge of the season — better to find and replace it now.
  • Install a whole-home surge protector at your main electrical panel. $250 to $450 installed by a licensed electrician. Protects every appliance in the house including the HVAC. This is the single most cost-effective hurricane prep purchase you can make.
  • Install a dedicated surge protector at the condenser disconnect. $80 to $150 installed. Adds a second layer of protection for the compressor specifically.
  • Verify the condenser is on a code-compliant stand. Should be at least 4 inches off the ground, level, and bolted to a concrete pad. If yours is sitting on cinder blocks, the storm winds will flip it. Stand replacement runs $200 to $400.
  • Install hurricane straps if not present. Galvanized steel straps that bolt the condenser cabinet to the pad. $80 to $150 installed. Required by HOA in many gated communities.
  • Trim trees and shrubs to at least 3 feet of clearance around the condenser. Anything overhanging can fall on the unit. Anything within 2 feet can strike it during high winds.
  • Photograph your system on a clear day. Take wide shots and close-ups of the condenser, the air handler, the disconnect box, and the model/serial sticker. These photos prove pre-storm condition for insurance.
  • Save your most recent service receipt. Insurance adjusters ask for proof of working condition and recent maintenance.
  • Confirm your homeowners insurance covers HVAC. Most do under wind damage, but surge damage can be excluded without a rider. Check before you need to file.

Phase 2: 48 Hours Before the Storm

Once a storm enters the cone and tropical-storm-force winds are forecast within 48 hours, run this checklist.

Important: Do NOT cover your condenser in advance unless the storm is imminent. Covered condensers cannot release heat, and a tarp left on in heat for days can cause the system to overheat and shut down. Cover only when winds are forecast within 12 hours.

48-Hour Prep Checklist

  • Set the thermostat to 72 to 74°F to pre-cool the house. Once you lose power, the house will warm and humidify quickly. Starting from a cooler, drier baseline buys you 12 to 24 extra hours of comfortable conditions.
  • Run a final humidity sweep with the AC and any dehumidifiers. Get indoor RH down to 45 percent before power loss. Reduces mold risk during outage.
  • Pull furniture and breakables off any wall the air handler is mounted against in case water intrusion or condensation causes drip damage.
  • Check the condensate drain. Pour a cup of distilled vinegar into the drain access tee to flush algae. A clogged drain after a power outage can flood your indoor unit when power restores.
  • Charge a battery-powered thermometer/hygrometer. Lets you monitor indoor conditions without power.
  • Move outdoor furniture, decor, and anything else that could become a projectile away from the condenser. Most "AC destroyed by debris" calls trace back to something the homeowner could have moved 20 feet.

Phase 3: When the Storm Arrives

Once you are seeing sustained winds in the 40+ mph range, or you are 6 to 12 hours from the forecast peak:

Storm-Onset Checklist

  • Set the thermostat to OFF. Not just to a higher temperature. The compressor must not be running during the worst of the storm.
  • Throw the outdoor disconnect. The gray box on the wall next to your condenser. Pull the cartridge or flip the switch to OFF. This isolates the condenser from the surge path even if the indoor breaker fails.
  • Trip the AC and air handler breakers at your main electrical panel. Belt-and-suspenders disconnection. Surge protectors fail. Tripped breakers do not.
  • Cover the condenser with a hurricane-rated AC cover ($60 to $120 at any home improvement store) or a heavy waterproof tarp tied to the unit with cord (not bungee — bungees fail in wind). The cover protects the fins and electrical from driving rain and small debris.
  • Close all windows tight and confirm garage door is latched. Wind-driven rain finds every gap.

Phase 4: After the Storm Passes

Do not restart the system the second power comes back. Power restoration usually involves voltage flickers and surges that can damage a system trying to start. Wait 15 minutes after stable power returns, then run this checklist.

Post-Storm Restart Checklist

  • Remove the cover from the condenser. Leaving it on prevents heat transfer.
  • Visual inspection of the outdoor unit. Look for: dented cabinet, bent or flattened fins (more than 10 percent of the coil area), debris jammed in the fan, oil residue on the lines or service valves, water pooled inside the cabinet, or the unit shifted off its pad. Any of these means call a tech BEFORE restarting.
  • Check the outdoor disconnect. Open the box. If anything looks wet, charred, melted, or corroded, do not restore power until a tech inspects it.
  • Check the indoor air handler. Standing water on the closet floor or stains on the wall behind the unit means there is water damage to investigate before you turn the system on.
  • Restore breakers in this order: indoor air handler breaker first, then outdoor disconnect, then thermostat. Set the thermostat 5 degrees below current room temp.
  • Listen for unusual sounds. If you hear hissing, hard buzzing, grinding, or repeated breaker trips when you turn the system on, shut it back down and call a tech.
  • Monitor the first 60 minutes of operation. Indoor temperature should drop 1 degree every 10 to 15 minutes. If it is not cooling, refer to our warm air guide.
  • Photograph any damage before any cleanup or repair. These photos go to insurance.

Filing an Insurance Claim for AC Damage

If the system took damage, document everything before scheduling repair. Most homeowners policies in Broward County cover hurricane damage to HVAC under wind damage provisions, but the burden is on the homeowner to prove pre-storm condition and storm-caused damage.

What to gather:

  • Photos taken before the storm (from your pre-season prep)
  • Photos of damage taken before any cleanup
  • Most recent maintenance receipt (proves the system was working)
  • Model and serial number from the data plate (sticker on the side of the outdoor unit)
  • Written technician estimate with damage description tying back to storm cause
  • Your hurricane deductible amount from your policy
